A listing built around your number and your timeline.
Selling fast, selling for the most, or the blend in between. We price from what actually sold near you, prep only where it pays back, market everywhere, and negotiate hard. You get the plan in writing and a weekly update until closing.
A free 20-minute call. You leave with a price range, a prep list, and a timeline.

The classic sale, for the seller who wants it run properly.
You want the most for your home
Buyers competing on the open market is still the way to the highest price. The plan is what keeps the price from slipping while you wait for them.
You have a few weeks, not a few days
Prep, photos, launch, showings, offers, closing. Four to eight weeks is typical. If you need it done this month, a cash offer is faster.
You want to know where you stand
The sold prices and neighborhood numbers on every listing on this site are the same numbers we price from. You can check our work before you hire us.
Price, prep, launch, close.
- Day 1
The pricing call
What closed near you in the last 180 days, what is on the market now, and where your home sits. You leave with a price range and the trade-off between speed and net.
- Week 1
Prep that pays back
Cameron walks the house and lists the updates that return more than they cost, and the ones to skip. Most sellers do far less than they feared.
- Week 2
Launch
Professional photography, video and a floor plan. Listed on the MLS and every major site, and marketed to the buyers already watching your area on this one. Showings managed for you.
- Weeks 3–8
Offers, negotiation, closing
Every offer compared net of costs, not by the headline number. Inspection repairs negotiated. A weekly update until the keys change hands.
A plan, or a sign in the yard.
Any agent can put a home on the MLS. The difference is in how it is priced, what gets fixed, who sees it, and how the offers are handled.

Showings, handled Cameron
Scheduling, feedback and follow-up, so you are not fielding calls at dinner.
Negotiation, net of costs Cameron
Every offer compared by what you would actually walk away with. Inspection repairs negotiated. Closing coordinated to the day.
Not the right fit? One of these might be.
Every path trades a little speed for a little money. All four sit side by side on the Sell page.
Cash offer
More than one written cash offer, beside what the home would sell for listed. No showings, no repairs, close in as little as two weeks.
Buy before you sell
Use your equity to buy the next home first, with no home-sale contingency. Move once, then sell this one empty, on your schedule.
Renovate and sell
We plan the updates buyers pay for, manage the work, and you sell for the renovated price. Financing options keep the upfront cost low.
What sellers ask about listing
How do you price my home?
From what actually closed near you in the last 180 days, adjusted for size, condition and lot, and checked against what is on the market now. Then we choose a launch price for your goal. Priced right in week one, a home sells for more than one that chases the market down.
What should I fix before listing?
Less than you think. Cameron walks the house and lists the updates that return more than they cost. Paint, lighting and the front of the house usually make the list. A new kitchen usually does not.
How long will it take to sell?
Four to eight weeks from launch to closing is typical for a home priced from sold data. Days on market for your town is on the market data page, and we will tell you where your home should land.
What does it cost to list with you?
Our fee is in the listing agreement, in writing, before you sign. We will also show you what a cash offer would net beside it, so you can see the difference the listing makes.
Do I have to do open houses?
No. Open houses help some homes and not others. We will tell you which yours is, and you decide.
What happens after an offer comes in?
We lay every offer out net of costs, not by the headline price: financing, contingencies, closing date, repairs. You choose, we negotiate, and you get a weekly update until closing.
