Sell your home

Four ways to sell your home. One call to pick the right one.

A cash offer in two weeks, a listing that earns top dollar, a way to buy your next home first, or a renovation that pays for itself at the sale. We put all four in front of you with real numbers for your home, and you choose.

Four ways to sell

Which kind of sale is yours?

Every path trades a little speed for a little money, or the other way round. Here are all four, with the trade-off each one makes.

Cash offer

More than one written cash offer, beside what the home would sell for listed. No showings, no repairs, close in as little as two weeks.

Best if you need certainty and a date more than the last dollar.
Speed Fastest
Net Least

Buy before you sell

Use your equity to buy the next home first, with no home-sale contingency. Move once, then sell this one empty, on your schedule.

Best if you can’t carry two mortgages and won’t move twice.
Speed Fast
Net Good

List with a plan

Priced from what actually sold near you, prepped only where it pays back, marketed everywhere, negotiated hard. The classic sale, run properly.

Best if you have a few weeks and want buyers competing for your home.
Speed Steady
Net More

Renovate and sell

We plan the updates buyers pay for, manage the work, and you sell for the renovated price. Financing options keep the upfront cost low.

Best if your home is dated and you want the renovated price without the upfront cost.

How it works

Three steps, and the first one is a phone call.

  1. Step 1

    Book the 20-minute call

We talk timeline, walk through your home on the phone, and you leave with a price range and the path that nets you the most.

  2. Step 2

    We build your plan

Pricing from what sold near you, the short list of prep that pays back, and a marketing plan. Or cash offers to compare it against. In writing.

  3. Step 3

    Start your next chapter

We run the sale from photos to closing. You get a weekly update and the number you were promised.

The people

One broker, start to finish.

Cameron prices the home from what actually sold nearby, decides what to fix and what to skip, markets it, negotiates it and runs the closing. One person, one number to call, and a weekly update until the keys change hands.

We started Second Story Realty because selling a home isn’t a transaction. It’s the start of a new chapter, and it deserves a plan.

Questions

What sellers ask before the call

Which path nets the most?

Usually renovate and sell, then list with a plan, then buy before you sell, then a cash offer. But net is only half the question. The other half is time, and the right answer is the one that fits both. That is what the call sorts out.

How do you know what my home would sell for?

From what actually closed near you in the last 180 days, adjusted for size, condition and lot. Not from an online estimate. The same numbers are on every listing on this site, so you can check our work.

What does the call cost?

Nothing. It is a 20-minute phone call, and you leave with a price range, your best-fit path and a timeline whether or not you work with us.

Do I have to decide on the call?

No. Most sellers take the numbers away and think. If you want cash offers to compare against, we can start collecting them the same day.

Can I switch paths later?

Yes. A seller who starts with cash offers can list instead, and a listing can take a cash offer if one comes in. Nothing locks you in before you sign a contract, and we tell you what each path costs before that.

Where do you work?

Raleigh and the counties north of it: Wake, Franklin, Granville, Vance and Warren. Wake Forest, Youngsville, Louisburg, Franklinton, Oxford and Henderson are home ground.
