The home on 101 New Castle Court is a two-story property that offers more living space for a lower total price than 108 Bristol Court. While the home for sale is a true ranch, which usually carries a premium, this sold listing already features granite countertops and stainless appliances that match or exceed the finishes at the home for sale. Even after adjusting for the one-story layout, 108 Bristol Court remains priced higher per square foot than this updated neighbor.
This is a very direct comparison as the home on 129 Bristol Court is also a ranch on the same street. However, that property offers twice the land and high-end Hardiplank siding for a significantly lower price point than the home for sale. While 108 Bristol Court has a lovely new deck and fresh paint, it is difficult to justify the higher price when a similar home with more land and premium siding sold for less just recently.
The home on 109 Shearin Court sold for a much lower price, but the difference in quality is visible in the photos. This sold listing features dated popcorn ceilings and very basic kitchen finishes compared to the refreshed and thoughtfully maintained interior at 108 Bristol Court. When we account for the 15% premium for a one-story layout, the home for sale actually looks like a better value because of its superior maintenance and modern updates.
