This sold listing is a fantastic benchmark because it is located in the same neighborhood and offers a nearly identical footprint to the home for sale. While 1708 Marlow Road is clearly well-maintained, this property on Irving Place sold for a lower total price despite having an extra bedroom and slightly more acreage. Both homes feature very similar interior styles, including the honey oak cabinetry and traditional layouts common for this era of construction. It is hard to justify the higher price for 1708 Marlow Road when a nearly identical, slightly larger home in the same community sold for less.
This property is quite a bit smaller than 1708 Marlow Road, which naturally results in a higher price per square foot. However, this home was built in 2015 and offers more contemporary finishes, such as dark cabinetry and granite countertops, compared to the more dated oak look in the home for sale. While 1708 Marlow Road definitely wins on pure volume and extra rooms, the home on Irving Place represents a more modern aesthetic at a much lower total entry price. When we adjust for the size difference, the value of the extra space at 1708 Marlow Road seems to be priced a bit high.
The home on Fillmore Drive is a very compelling comparison because it provides a similar large-scale layout but sold for a significantly lower price per square foot. Even though 1708 Marlow Road is larger, this sold listing was built six years later and features a more modern kitchen with dark cabinets and stainless steel. The fact that a newer, large home in the same subdivision sold for only $127 per square foot makes the $138 asking price for the home for sale look a bit steep. You are essentially paying more per foot for an older home with more dated finishes.
